Design Report & Material List

## Design Concept This design strips back to raw industrial bones—exposed brick, black metal, and warm wood—to create an intimate, unfussy dining room that feels like a neighborhood fixture. The restraint in décor lets the architecture breathe while layered lighting and leather seating add the warmth needed for long, comfortable meals. ## Key Decisions - **Streamlined seating mix**: Leather banquette maximizes wall space and accommodates flexible party sizes; paired metal chairs keep sightlines open and clean-up simple. - **Pendant focus**: Two oversized factory pendants anchor the dining zone, eliminating visual clutter and creating a natural "room within a room" without partitions. - **Dark roller shade**: Replaces fussier window treatments, controls glare on the western exposure, and echoes the black metal accents for cohesion. - **Minimal shelf styling**: Sparse plants and functional glassware only—no knick-knacks—so the space feels lived-in but never messy. ## Material List | Item | Role | Est. Cost | |----------|-----------| | Seating (banquette + chairs) | $1,100-1,700 | | Tables + rug | $480-760 | | Lighting + window treatment | $250-400 | | Plants + accessories | $80-150 | | **Total** | **$1,910-3,010** | ## Sizing Note The banquette runs 96" to align with the window mullions—this tricks the eye into reading the custom piece as original to the architecture. If your wall length differs, scale in 24" increments to maintain that built-in illusion.
